Hotel FF&E and OS&E Procurement

Hotel FF&E and OS&E Procurement

Liteco Hospitality manages hotel FF&E and OS&E procurement for Australian properties, from boutique refurbishments to multi-level new builds. We consolidate furniture, fixtures, equipment and operating supplies under one schedule, so purchasing, freight and staged delivery are coordinated rather than chased across a dozen suppliers.

What our hotel procurement covers

One schedule, one point of contact, and delivery sequenced to your construction and commissioning programme.

  • Guestroom FF&E — casegoods, seating, beds, lighting and mirrors
  • Public area and food and beverage furniture
  • Back-of-house and kitchen equipment packages
  • OS&E — housekeeping, front office, amenity and laundry supplies
  • Samples, mock-up rooms and approval coordination

Procurement built around your programme

Hotel projects fail on sequencing more than on price. We build consolidated delivery schedules by floor and by room type, hold stock where the programme slips, and coordinate freight and customs so imported FF&E lands before the floors need to be handed over. Where a mock-up room is required, we coordinate samples and revisions before bulk orders are released.

Sourcing for Australian conditions

Specification has to survive the climate, the cleaning regime and the warranty expectations of an Australian property. We source to commercial-grade specification, confirm warranty and parts support locally, and flag items where the design intent will not survive hotel use before they reach a purchase order.

Frequently asked questions

What is the difference between FF&E and OS&E?

FF&E is furniture, fixtures and equipment that is fixed or semi-fixed to the building — casegoods, seating, lighting. OS&E is operating supplies and equipment — housekeeping, front office, amenity and small equipment — the items a property needs to open and trade.

Can you procure to an interior designer’s specification?

Yes. We procure to the designer’s schedule, run samples and mock-ups for approval, and propose alternatives only where specification, lead time or warranty support makes the original impractical.

Do you handle imported FF&E and customs?

We coordinate freight forwarders, customs clearance and delivery booking as part of the schedule, and sequence deliveries to the construction programme so product is not stored on site longer than necessary.

How early should hotel FF&E procurement start?

As early as possible — imported furniture and lighting can run twelve to twenty weeks. Locking long-lead items first protects the opening date far more reliably than negotiating hard on the final five per cent.

Do you work outside Sydney?

Yes, on projects across Australia. Procurement and coordination are run remotely with site inspections at key milestones and staging arranged to suit the delivery location.
